Purchase and associated fees

Purchasing a property in Italy has bad press, at times with reason.
However if the buyer is well informed, it is simpler and you have more control
than going through the same process in England.

Tuscan Villas charges a one-off fee of €3,500 per property up to €250,000,
€5,000 for properties between €250,001 and €500,000 and lastly €8,000 for any property over €500,000.

This includes all legal assistance, from negotiating the sale price to signing the deeds at a registered state solicitor
(but NOT his fees or any state taxes and levies).
The fee also includes new contracts for existing utilities, getting a codice fiscale (national insurance number)
and opening a bank account or organising the transfer of funds.

This fee also includes getting estimates for any work which may be necessary to the property.
All the craftsmen we recommend are known to us personally and are competitively priced.
They will obviously submit quotes with no obligation.
We will submit insurance quotes for the property should you require these.

The purchase fee also covers any initial talks with the local council for works to be carried out,
such as obtaining funding for the improvement of an existing drive or
discussing renovation works with a geometra (surveyor).
We will liaise with any services that need to be installed or connected such as water mains, electricity, gas and telephone.

The state taxes and solicitor's fees vary according to the type of property purchased.
If the house is a country dwelling with land, the building will be taxed at 10% and the land at 17%;
a city building will be taxed at 10% regardless of the amount of land it has.

When you sign the deeds the solicitor will have carried out the conveyancing and searches on the property.

One important thing to note is that the price you pay the vendor is not the value of the house stated on the deeds.
The land registry value is worked out on the metreage of the property and the band it is in.
This figure will also determine your ICI (council tax).
The notaio's (notary/solicitor) fees are worked out on a national scale and are exclusive of VAT at 20%.
The geometra will charge according to the property size and the amount of work necessary to prepare the contract.
Once the rogito (completion contract) has been signed, the solicitor will register the property
with the catasto (local Land Registry office) which takes 21 days.
